Worldmark Timeshare Ownership Guide

WorldMark by Wyndham is a brand operated by Travel + Leisure Co. (previously known as WyndhamDestinations, Inc.). Travel + Leisure Co. (NYSE ticker: TNL) is vacation ownership and exchange business headquartered in Orlando, FL.

WorldMark, The Club has more than 200,000 owners who have a choice of over 7,000 ownership units at more than 90 locations primarily west of the Mississippi River and Hawaii in the United States. Resorts are also located in Western Canada, Mexico and Fiji. A full list of resorts is below.

WorldMark is a "vacation credit" system (points) to allow greater flexibility in timeshare ownership. Unlike many timeshare systems, stays of one or a few days at multiple resorts may be linked to form an extensive vacation over a wide geographical area. Rent a car in Bozeman, MT to stay at WM West Yellowstone, then travel to one of four WorldMark resorts in the Park City, UT area, then on to WorldMark Reno, NV and WM Windsor, CA. Fly home from San Francisco.

Owners purchase vacation credits, which allow them to stay at any of the WorldMark resorts. Each year on the anniversary date of an account, vacation credits and corresponding Housekeeping credit(s) equal to the amount of the original purchase are added to the account. Credits are automatically carried over for an additional 12 months. One year’s worth of credits may be borrowed. Credits can be used on a weekly or daily basis at any WorldMark resort, but must be used according to Club guidelines and reservations are subject to availability.

The Guidelines for vacation credit usage are as follows:

• HIGH (RED) SEASON: Red (High) season requires a seven night minimum if booked 10-13 months in advance.
• MID & OFF (WHITE & BLUE) SEASON: No minimum stay except for weekends. May be booked up to 13 months in advance.
• WEEKEND ONLY: Weekends require a two-night stay when both Friday and Saturday nights are available.

WorldMark offers check-in on any day of the week, in any season, for any size unit. Reservations may be split between multiple resorts to meet the seven night minimum in Red Season. The cancellation policy is also quite liberal depending on how far out you made the reservation. For example, reservations made 90 days to 13 months from arrival may cancel up to 30 days before arrival without penalty. Reservations made 14 to 90 days in advance from arrival may cancel up to 10 days before arrival.

The following is an average example of points needed to use a resort. With some exceptions, 10,000-12,000 credits will get you a one bedroom or a two bedroom, respectively for one week during Red Season. This chart is a general overview. Refer to the Vacation Credit Value Chart for each resort, as each resort has its own schedule for the three Seasons.

Besides the units listed above some WorldMark Resorts have two- or three-bedroom penthouse (Premium unit with upgraded amenities, and Jacuzzi); one or two bedroom deluxe (larger than typical WorldMark Unit usually with a Murphy bed instead of a sofa bed); one or two bedroom suites (smaller than typical WorldMark Unit); one or two bedroom plus (extra sleeping room); and studio units. The number of units and type of units differ by resort.

Credit Usage Restrictions:

• Red Season usage must be for a minimum seven nights if booked more than 10 months in advance.
• Two night minimum on weekends. A weekend is considered Friday and Saturday.
• Maximum 30-day reservations.

'Housekeeping' refers to the mandatory cleaning required between guests. Every guest stay requires a housekeeping service at check-out; stays beyond 7 nights may also receive Housekeeping as a weekly service.

• One free housekeeping service (aka HK token) is awarded at the annual anniversary for each block of 10,000 credits owned. 5,000 to 19,000 credits = 1 HK, 20,000 to 29,000 credits = 2 HK, 30,000 to 39,000 credits = 3 HK, etc.


• For stays when a HK is not available, additional housekeeping fees are required. The fees are based on the size of the unit reserved and are collected at the time of reservation. 2021 fees range from $76 for a studio to $168 for a 4 bedroom. .

Bonus time was designed to encourage occupancy at times when there is low occupancy. Bonus Time begins 14 days before arrival for owner use and 5 days before arrive for guest use. Up to four consecutive nights may be booked at one time. The nights may be split between resorts, but this requires calling Vacation Planning to create the group reservation. The 2021 cost of the usage is 7.5 cents per credit ($80/night minimum) and includes housekeeping. Bonus Time is just that – a bonus; do not count on it.

Restrictions are:

• Can only have one Bonus Time reservation at a time.
• Can only book one weekend per quarter
• Maximum stay four days.

INVENTORY SPECIALS work similar to bonus time, but allow owners to take greater advantage of inventory that may go unused. 2021 cost of usage is 7.5 cents per credit ($80/night minimum) and includes housekeeping. Like bonus time, don’t expect availability during the busy season. This is mainly white or blue time. The specials are listed on the WorldMark website. Inventory Special may be reserved up to 60 days before arrival for a maximum seven night stay and are subject to other restrictions.

Depending on Availability you can:

• Book up to six reservations.
• Book at several resorts.
• Black-out dates for some seasons, holidays, special events more than 90 days in advance of arrival.

FAX (Friends & Extends) Time Rentals

• Reservations must not exceed 14 consecutive nights.
• Book up to three reservations at a time up to 13 months in advance
• 2021 cost = $0.13/credit
• $80/night minimum charge
• Housekeeping included
• Black-out dates for some seasons, holidays, special events more than 90 days in advance of arrival.

OUT OF NETWORK OFFERS: Cruise the Caribbean, ride a roller coaster, join other solo Footloose travelers in Europe, or see a movie with your family. This program allows WorldMark owners to use their WorldMark credits as payment for fun activities outside of the resort system. This is a developer-sponsored program and not available to resale buyers.

This is a developer-sponsored program available to owners with credits purchased from the developer. TravelShare credits carry slightly higher maintenance fees. TravelShare benefits do not transfer upon resale to new owners who are not immediate family members. TravelShare eligible credits may be used to reserve resorts in Australia and South Pacific resorts through an exchange agreement with Wyndham Asia Pacific.

An RCI membership is included with TravelShare. Resale buyers may join RCI through WorldMark for an annual fee. Any owner may join Interval International through WorldMark for an annual fee. To use WorldMark credits with these exchange companies, the account must be set up through WorldMark. WorldMark commands excellent trading power in both RCI and II.

In 2014, Wyndham launched WYNDHAM Club Pass. This program is an internal exchange program with access to more than 80 Wyndham Vacation Resorts. Owners may call in beginning 9 months before arrival to book reservation using Club Pass. There is a $99 exchange fee. Exchange payment is in WorldMark credits according to the Credit Value Chart for each WVR resort. Only developer purchased credits, or credits purchased prior to November 6, 2006 and currently owned, qualify for Club Pass reservations. WorldMark credits purchased on the resale market are not eligible for Club Pass reservations.
