U.S. TIMESHARE RESORTS IN ACTIVE SALES
It is estimated that 300 resort timeshare projects in the
United States currently operate marketing and sales programs. They
represent about 28 percent of some 1,100 total timeshare projects in
the country. In late 1996, RCI Consulting, the research and consulting
arm of RCI, conducted a telephone survey of these 300 projects.
Below is a summary report from The Resort Timeshare
Industry in the United States 1997: A Survey of Projects with Active
Marketing and Sales Programs. According to the RCIC study,
average sales prices for timeshare intervals are:

- The average annual maintenance fee per interval owned is
$360: $270 for a studio unit, $315 for a one-bedroom unit, $380 for a
two-bedroom unit and $425 for a three-bedroom unit.
- The average interest rate for consumer receivables is 14.5
percent and the average down payment is 11 percent.
- On average, 25 percent of all timeshare transactions are
paid by cash.
- States with the largest number of timeshare projects in
active sales, in rank order, are Florida, Hawaii, California and
Nevada.
- The most common amenities for timeshare resorts in active
sales are a swimming pool (86 percent), a whirlpool/spa (73 percent),
tennis (51 percent) and exercise facilities (42 percent). Of timeshare
resorts in active sales, 9 percent have on-site downhill skiing, 14
percent have direct ocean-beach access and 23 percent have an on-site
golf course.
- Of resorts in active sales, 54 percent are purpose-built
for timesharing, 26 percent are converted from whole-ownership
condominiums and 22 percent are converted from hotels or motels. (Adds
to more than 100 percent due to resort phasing.)
- Seventy-six percent of timeshare resorts in active sales
convey title via deed-in-perpetuity (fee simple).
